Project Description

Timbuktu is a luxury apartment development situated next to the Bourke Street ski run at Mt Buller. This 3-level building has 14 car spaces on the bottom level, a bar/restaurant and four bedroom 260m2 penthouse on level one, and a three bedroom and a five bedroom 388m2 penthouse on level two.

On a steep sloping site with two lower levels partially below ground on three sides, a soldier pile/shotcrete retaining system with temporary ground anchors was used as the wall along the boundary with the neighbouring 7-level building and precast concrete panel retaining walls on the other sides.

The structural framing consists of post-tensioned in-situ concrete slabs and beams supported by precast concrete panels supported on the top of pile caps or capping beams which bear down onto 16m deep piles.

As the built structure is designed to support an additional three future levels, the roof is a post-tensioned in-situ concrete slab and beams with a low pitch roof sheeting and styrene insulation layer over. Heat trace cables on the roof prevent build up of snow and ice.

Civil design works for the project included all external pavements and driveways, site surface drainage, stormwater drainage infrastructure, and basement level drainage works.
